Don,

Clients of mine have had good luck in/around Center Square. The neighborhood supports middle to upper class rental rates. Ten Broeck is also worth keeping an eye on. Capital Rep's new location on N. Pearl is a plus, and there always seems to be new rehab activity whenever I'm in the area.

Sandra congrats on finding a gem. I've been a Saratoga landlord for coming up on a decade and it's been overwhelmingly a positive experience. 

What is the financial situation of the tenants? If you were to offer them updated units along with reassurances they can remain in the house perhaps they'd be excited to pay more starting now versus 2024.

@Dwight Cook if the property is producing income it may actually be easier.

Perhaps reach out to friends/family and see who would want to tag team this with you. My concerns remain about lack of funds and needing a cash advance. In my opinion you'd be setting yourself up for better success sharing the deal with someone versus taking the entire project on yourself.
