I currently have one unit that I am collecting rent however she does not have a card to get to the bank. So I am constantly struggling with getting my rental payments. I am also looking for rent reminders, paid receipts, P&L. Any help would be greatly appreciated.

Anyone have any tips on how I can get agents on board for trying creative investing instead of traditional 20% down? Any ideas for creative investing? Any help is so appreciated. Thank you!!

I'd be happy to talk further. I started selling real estate in Princeton and now focus on Hudson County - where my main focus are investors and multi family dwellings. Feel free to connect with me and we can discuss further.

@Charlie Fitzgerald Where would I find a hard money lender?

@Chris Mason The rental income isn't enough to justify a cash out re-fi.

Good luck

The course is $997 and once you complete it, they give you 6 months to do one deal and they give you that money back. Just seems all too good to be true.

I attended another Scott Yancey seminar for the free gift and food. But every time they bring up a current student who has had success and it's these older people. They explain their success and now having purchased 2 apartment buildings.... They provide financing for you up to $750k and collect 1% back when you close. It seems like a win-win. What's the catch? Scam? Is there something he's doing that we can't do on our own?

I purchased a condo all cash in 2014 as a buy and hold. I quit my full-time job and now do real estate full-time but don't have the two years as proof of income to pull the cash out of the home to buy my next property. The property is currently positive cash flowing with my tenant. What are my options?

Does anyone have an accountant who I can pick their brain without charging me money? I just have a few questions regarding my taxes and wanted a professional opinion. Between mileage, two investment properties, write offs, etc, it's becoming a lot to do on turbo tax. Thanks in advanced.

Hi,

It's that time of year again. I'm not looking to spend a monthly fee on any software. Has anyone heard or used this?

Money Ledgers. http://www.moneyledgers.com/

Seems like it is one time fee for easy tracking of income/expense.

Does anyone use anything else that they really like that have been using for 2+ years?

Quickbooks seems too complicated for me.

This house I bought wasn't under my LLC. I just want to put the utilities under my LLC name.
