Most of the insurance industry uses Marshall swift and apply there own variables to it to what they think the area is.  Many times it does come up with a number that seems high but the cost of new construction is typically quite a bit higher than most consumers think.  As an agent It’s a battle we fight often consumer vs company

@James Conaway I don’t handle insurance in Arizona but it’s an issue I fight as an independent agent in texas all the time. Simple answer is they just base it on per square feet and construction quality level. In texas for example we commonly see 115-140 per foot for insurance value. This depends on part of town etc.

@Jose Cuellar I own an independent agency and write all over texas if you need any help or have questions.

@Sakib Jamal independent agents are your best bet. I have been in the insurance business over 18 years in Houston. Recently the whole market has had rate increases in the houston area. With an independent you can get coverage tailored to your specific need.
