We are closing our 3rd self storage facility with over 100k rentable sq ft in Orlando Fl, all managed by CubeSmart.  Forbes calls it a recession proof asset class.  It actually was the only asset class to increase in value during the last downturn .  We are doing ground up, given the metrics of Orlando creating a lot of value out of the ground, but caution folks to keep an eye on new housing starts in a given area and watch for oversupply. When done right, storage is a great investment.

Attending this event provided more value in a few short days than years of listening to podcasts and research.  We exploded our business with this group.  We ended up joining their mastermind and it changed our lives!  The people that take the stage here aren't gurus, but real operators doing deals every day.  I have never seen a group of people so willing to share whats working in their business (and some stuff that isn't!).  I'll be there. You should be too.

We asked the same question after trying to get LOI's accepted but to no avail.... turn out no-one cared we were going to flip 200 houses this year- they wanted to know about our MF experience. That being said, we vetted multiple sponsors and partnered with 2 to raise and deploy capital with. We have closed on 32mm in assets this year with another 34mm under contract. It truly helped us "cut the line" and get involved in these deals in a big way

We started 8 years ago wholesaling. Then Flipping. Then both. We now run one of the largest wholesaling operations in NJ. Profitable? Sure. Fun? Yes. Active? VERY. We got into real estate to have financial freedom and the truth is, flipping and wholesaling is a great job. Even after hiring a COO, its still not passive. The dirty little secret about residential investing is this: it's a lot of work, and it pays you once. I knew rentals was the way to go, but NJ price per door and cap rates seemed like a hurdle i didn't want to clear. Multifamily seemed out of reach without any assets already under management, and the deals we were seeing weren't really good. A mentor once told me "the moneys not in the deal, the moneys in the money". So we found an expert operator and offered to bring money to the table, and it *clicked*. Our first deal was a 14mm ground up construction project of a self storage facility which we pro forma to exit at near 30mm! Since then we have closed on a student housing complex, another development and are under contract on another 30mm in projects.... We will go from 0-50mm AUM in 9 months. And it will pay us every single month. :)
