Good Morning!

I do see numerous overseas investors making similar investments into areas like Wesley Chapel, and other surrounding areas. It sounds like the passivity of having a new construction rental with low cap ex and hopefully not many repairs would be beneficial in your situation.

I am not sure which exact community you are considering but I would definitely make sure whatever builder you are going with is high quality to avoid long term issues. 

Also a popular investment right now is in a community called Angeline nearby, it's going to have a lagoon, school, as well as a Moffit Cancer center. 

Single family home phases are just about to start, previously it was just townhomes.

I think the long term appreciation play will be there as Wesley Chapel is a very desirable area with high rated schools and lots to do.

Hey Ben, 

I would recommend renting and then determining where you would want to live while renting here. Your closing costs on a purchase 2-3% plus the cost to sell that townhome 6-9%, not to mention loans are front loaded heavily with interest. So you would pay down almost no principal during that period. Also if you planned on renting the townhome afterwards it would likely have negative cashflow. Renting will allow you to explore, as the areas you mentioned are very different from one another and there are about 20 other small cities in the Tampa Bay area that once you live here you may find a good fit to live in.

I live near the Wesley Chapel area now, I think both areas meet your criteria of low risk and low chance of being devalued.

Both areas are seeing a large investment in commercial and continued building of residential.

Has anyone ever paid a 1099 commission employee to door knock Properties that look distressed? I’m not seeing great success with cold callers and or mailers. 

Figure a couple thousand dollars or a profit percentage would make it worth it for someone working a regular W-2.

I wish Tampa wasn’t number one 😂😂😂. Even if all my investments are here, too many people not enough inventory.
