Hi all. I just got a preapproval and I’m looking to work with someone in Rockland county.  I live in queens right now and haven’t seen any meetings in Rockland. Any help is appreciated.

I have 2 cars. One is a 2000 Silverado I bought about a year ago with just over 100k miles. I ran into some bad luck with it and decided to finance my other car. A 2017 VW golf gti which I bought used for about 10 grand less than a brand new one. I have since fixed my Silverado.   I enjoyed the new car for about 2 months and then the constant payments and higher insurance started wearing on me.  I still like it but that expense every month would be great to not have.  

I think as long as you buy a car with less than 100000 miles and is less than 8 years old you’ll have a great car and not have to deal with issues like I had on a 20 year old car.

Thanks Mark.  I think the guy wants 270 which seems crazy to me. From the brief conversation i had he was getting 2500 a month for the whole place.

I have a lead on a 4 unit building with 3 bedrooms each. I was wondering if anyone knows what the market price would be for this type of property. It’s currently vacant

I would go over that bid with a fine toothed comb.  I say this because I noticed you have a 1500 sq ft house with 1500 sq ft of paint. that seems like it would just cover the ceiling and not the walls.  On top of that you have a popcorn corn ceiling  which is being painted.  It seems like a redundant quote. I would make sure there aren't more things that are being double quoted. If I had a quote like that I would verify the measurements and pricing.  Also if you are redoing a kitchen and bathroom there should be a contingency for plumbing repairs and electrical upgrades which can quickly add costs

Hi Alex,

I'm in NY and here for a 6 family house, just for the electricity, you would be in for a fairly large project. You would need to bring power into a common area, utility room, then put in 6 separate meters for each apartment. From there you would need a main electrical panel to then feed a sub panel in each apartment. After the line is run from the main panel to the sub panel, the sub panel would need to be incorporated into the existing apartment wiring. This often creates lots of holes in walls. With that said I'm not an electrician. That's just the jist of how I see it.
