Peter- when Realtors enter a home into the mls they are supposed to put in the taxes without showing any exemptions. However the situation you’re looking at happens often regardless of that fact. Good job on your due diligence.

Peter- without actually calling the Syracuse city finance department it would be difficult to know exactly what the sellers star credit is. Generally they change range from 700-1000$ Hope that helps.

Welcome Jason! Syracuse is a great market for buy and hold rental investments. Can you offer some clarification as to what you mean by where to start? I'm not sure if you mean "how do I start the process of being pre approved and looking for homes", or if you mean what areas to look in. Syracuse is a relatively large market and the cash flow is definitely there, so it's going to depend on how comfortable you are with risk and what grade of tenant your comfortable with.

Welcome! In my experience there are a bunch of Syracuse based investors that have been extremely beneficial to learn from. Sounds like you have a solid vision and plan also. I agree that it's important to build solid long term mutually beneficial relationships. Congratulations on making this decision for your self and for your family.

Good job on screening! Definitely continue what your doing and be patient. The only thing I could recommend is lower your credit score qualification a little. I have had terrific tenants who have had a just lower credit scores than 500.
