Welcome. I have been on this website for a bit and its a great tool. The people are friendly and the advice is on point based on what I've seen. I already have gotten In Touch with a great Realestate agent and looked at a few properties. I'm seeing more and more ct users here daily!!

So today I went and looked at a property in ct. The homeowner is separating from partner and owns the house solo she lost her job and will loose the house no matter what. It is A 3 bedroom 1&1/2 bath ranch. The homeowner bought it for 160k in 2012. She currently owes 145k. Comps in the area are 180-200 average(with updates). The work needed is tile in kitchen, new cab,counter tops, both bathrooms need to be gutted. Rugs in bedrooms windows are older. The good: house has updated electrical, siding, plumbing appears newer, new roof in 2011, updated furnace parts(not new) hardwood floors in all areas minus the bedrooms. Large basement unfinished. I think the house is worth less than the 145 owed can I get it appraised and offer the bank less to purchase the mortgage from them? Is there enough room in there at 145 for the flip to be worth it? Please advise it is ver much appreciated.

Sometimes you search and nothing grabs you but the comps and arv. Does that go away or do you learn to look past that and buy something just because the numbers could work!?

Thank you all for the warm welcome. @michael Lovell. Yes I can pay cash but I may not as it will be situational. The "act fast part" will only work if I found the right opportunity. I'm looking at towns like Cheshire, orange,milford, hamden , north haven (in New haven county) . Ffld county: shelton, ffld, trumbull, monroe. Oxford to name a few. Like I said I'm open to other areas. Those are just a few.  Sorry busy day late sloppy response.

Networking is always one of the crucial elements needed to drive the interest in the housing market.   @jonathan makovsky I appreciate the offer of services and I'm very glad to see CT people here. @nedcarey I Found the thread a interesting read and as always this sight is a tremendous Asset to anyone even slightly curious just how the industry works. I like the "just ask scenario" myself and on other forums that usually lands the greatest method and or suggestion so I'll try that here first.

Good afternoon, My name is Steven. I'm 26 y/o and have a great interest in finding the right Realestate agent and building a strong rewarding team to flip homes, purchase distressed properties, short sales and foreclosed homes here in Ct. I'd be looking at homes in the Fairfield and New Haven counties(may drift further away but I'd like to start there as I'm most familiar.). I am new and wouldn't mind a mentor to call on or someone who would show me the ropes. I already established a company and obtained a contractors license and renovation team. My next step is locating the properties and getting a deal done but this is where I'm stumped as I'm still learning to navigate listings, foreclosures and home owners in distress.
