I can only speak from my personal experience, but I have been "trying" to be an SFR investor for the past six years and have found it to be much more hassle than it is worth. Vacancies kill cash flow, I don't have time to source the deals that hit my coc% target, let alone allow me to BRRRR. I needed a way to grow my capital more consistently without having to fork over $2,800 for a roof repair or $1,500 for a water heater.

My personal goal is to build my capital enough to be able to retire from my job and then take all of the knowledge that I will gain from my experienced syndicators and begin to build my syndication business.

Good luck with whatever decision you make, but for me syndication is the way to go.

Charles, you're absolutely right that it can be discouraging. I have been looking for the same for the past year and can't quite seem to find what I need. Even wholesale deals don't pencil out to meet the requirements of my hard money lenders. That being said, I am not giving up and not settling for a sub par deal. I am going to continue to network and make offers and I know that it will pay off. Good luck on your journey sir!

It is possible that over time this property value and rents may appreciate over time, however, why not sell, take the money and purchase another property that does cash flow along with the appreciation? I would sell and find a better deal.

Just Texas itself. There are deals out there, they are just getting harder to find.

I've been here for a year and a half and have yet to do a deal. I have made offers, received countless emails from wholesalers and agents but still no deal. Still analyzing every day but having trouble finding deals that cash flow after rehab, especially with the property taxes. But, not giving up, plugging away every day and it will happen.

Welcome Randy! I must say that I am impressed with your focus on building your portfolio at such a young age. When I left my home town of Alpine, TX many, many, many years ago, I could barely think straight. I think trying to buy a duplex and renting the other side is a great idea, allowing you to save even more money.

When you are done with your degree, the markets could look drastically different, so instead of focusing on a specific area now, I recommend educating and networking as much as possible so when the time comes, it will be easy to decide.

Welcome Brandon! There are a lot of great investors here in San Antonio. I recommend you look up the networking events and get out and meet some of them.
