Hi everyone, I'm planning to send out some yellow letter marketing soon. My question is 2-fold:

1) Has anyone here tried direct mail marketing using business magnets? If so, what was your experience like?

2) Do you know of a company I can send my magnets to that will stuff them in the letters they are making for me?

Any help or advice you can give is appreciated!

Hey Everyone,

Do you have a different bank account for every property, or do you have one account that holds all of your funds? I’m assuming if you just have one account that you would need to have a well documented system that tells you how much of your funds are designated for repairs & such on each property?

Also, do you have a separate LLC for each property?

I’m looking into investing in either a duplex or fourplex. But there’s also a small apartment complex that I’m interested in.

How do I go about finding the value of multifamily’s? I know that you look at comps with single family homes. But if there aren’t comps for the multifamily’s, how do I determine the value for an offer price?

@Daniel Haberkost You asked me before if I know how to quickly/ accurately look up comps. I have an idea, but don't know exactly how to execute it. I know that I could use real estate websites like zillow, redfin, or realtor.com and use the filters. But I'd have to play with it a bit. Do you have any insight on how to make sure the comps I pull are accurate?

Hi everyone,

I’m in the education part of learning about wholesaling.

My question is this:

If I find a distressed seller that is willing to sell, how do I know what the property is actually worth? How do I know what price I should try to get the property for?

I’m assuming that I would have to find comps and compare the seller’s house to those comps? And if that’s the answer, how do I go about finding comps?

Any input would help greatly!
