Thanks for all the great replies about Newark Penn Station! I had a feeling that the description of the station may have been exaggerated a bit.

I'm just trying to sort out everything. For an investment property, I've been told to look in markets pretty far from me. Like in Texas.

Turnkey sounds 'safer' but then paying full price.

How do you put together a rehab team?

Do you use management companies, have local partners?

Thanks for any tips.

We're looking at a rental property in Newark and I'm wondering if Newark Penn Station is as bad as I've heard. I heard homeless and panhandlers are aggressive and it's not a place someone would want to commute through all week.  Is this accurate? It could discourage a renter from sticking around.

Hello and thanks @David Weintraub!  Jumping into real estate investing is real exciting, and also a totally new thing for me. I'm sure experience will calm my nerves and we hope to begin making smart investments as soon as possible. Thanks also for the "know before you go" info, we will put that one on the calendar!

Steve

PS: Any relationship to Ellen, same last name as you, in South Florida?

Goal is to replace my income lost when after 10 years of work, the media industrial complex suddenly eliminated my department.

Steve

And a "PS"... I updated my bio with more accurate information. In my initial intro message I wrote Fix and Flip when I intended to say Buy and Hold.

Thanks everyone!

Idara, great meeting someone else in the area that is also new!

Cassio, Juan and Andrew thanks for the nice welcome.

Cassio, we're thinking of Long Island, New Jersey and/or Philly. I'll also check out the meetups with Darren!

Hi everyone, I'm new to REI. My background is in television production and web production (hey maybe I'll make that work in Real Estate too). My goal is to replace income from a salaried job with real estate investments.

Looking at options. Fix-and-flip, managed vacation properties and buy and hold multi-units (duplex, triplex).

My first experience with REI was at an 'Amway' style meetup (I call it Amway style because it wasn't upfront about the purpose. They wanted $20,000 for the training, then I sell this 20K deal to others too and keep half).   I've lurked on Bigger Pockets a while and love the open, honest helpful group and thought I was overdue to jump in and at least say hello.

I look forward to sharing my experiences as my REI knowledge expands.

Steve
