Post: Picking table saw for DIY

I have had accidents with two table saws.  The first one I cut the side off of my index finger and all the way to the bone on the pad of it.  The second accident I cut the tip off of my index finger, and the side off of my middle finger, all the way to the bone on the pad of it.  Both times I also chipped the bone.

I think that there are better tools than table saws.  I've sold both of mine, I have a bandsaw and plan to get a track saw (circle saw with a guide track).  If you really feel you need a table saw, get a SawStop.  I just went to the doctor yesterday for a final follow up on my fingers.  They are very sore, very sensitive, and this has slowed me down a lot.

I would pull the baseboard.  If you pull it carefully you can do it without breaking it.  Mark where it came from on the back.  You can pull the nails through the baseboard from the back with channel lock pliers, or tap them out the front.  Then it's just a matter of filling holes after you reinstall them.  You could even use the same holes with slightly larger nails.

I just sold my camper.  The total cost was about $21K, paying the minimum payments would end up being $38K I believe.  The monthly expenses were about $79/month for insurance, $210/month for loan payment ($80 towards principle), plus $40/month storage when I wasn't using it (which doesn't apply for you).  I really liked having a camper, and I'll get another one some day, BUT, I'll just pay cash for it.  I would not recommend getting a camper with financing for this purpose.  You'd be better financially doing a live in flip.

Post: Should I buy flood insurance?

My current house had flood insurance required by the bank.  I paid on that for 19 years, about $2700 per year, not one time did I flood.  One year the river in town hit 29' above flood stage and I didn't even have water in my basement, let alone coming through the windows and doors (a requirement for flood insurance).  Last year I went to the local civil engineering company and inquired about it, apparently there were several neighbors who successfully got out, one of them was 2' lower than me.  I am now saving about $250/month, and I received several thousand back from escrow and my insurance company.

Still working towards becoming a Real Estate Investor, I've done a live in flip in one house though, and I'm currently flipping my second house.  I may rent out the second house before moving onto my next one, and I'm tempted towards a duplex.

Starting around page 325 you can see the information regarding renters.

It seems like a complete stop of evictions, reporting debt, etc, is sought within this package.

I would think that there is always a way to route a cable properly.  The cable company will always recommend the easiest way out.  There are drill bits where you can cut a hole in the wall, and actually drill through the wall cavity, above or below, and use the same drill bit to pull the wire back through.

Something else to consider, the location where the cable enters the home could also be altered so that it enters through the wall into the bedroom, buried underground around the home, even against the foundation.

I would be concerned about ending up like Jeff.

@Chris Mason

I actually have a LO contact. I considered asking him, but didn't want to not try to figure it out. I've been reading about it for a few hours today. I think I'll reach out and talk to him.
