Hey everyone, So I'm wondering how often hard money lenders are looking for someone to flip the house, or manage the flip. I have 3 (working on my 4th) flips under my belt. All were money makers anywhere from 25-30k on each flip. I work for a construction company as a estimator and a manager. I am very comfortable with fixing homes and I am wanting to get involved with someone that has the cash flow and is looking for someone to get the flip done. Either with the ideas, the actual work, the schedule, the correct material, proper people etc.. I've never been involved with someone other than the bank on flips, and not exactly sure how to get involved with someone that has the cash flow. So I'm wondering how often they are looking for someone like me. Thanks.

Here in Central Illinois if you are updating the majority of the wires they make us hard wire the smokes. It's actually a good idea in my opinion. This way if one goes off they all go off.

I would call a restoration company, good possibility of mold, or water damaged sub flooring. Someone local like a Servpro, service master. Someone that can take care of the possible mold and water damage. Good luck. And don't be scared of the work.

My wife and I got our first home in 04. It was for sale for 20k and we offered 10k. The next day we owned the house for 10k. We got a construction loan for 20k. We only spent 19,500. That includes the house and all the updates. We completely updated this house. Gutted every room, Updated the electrical, most of the plumbing, kept the hvac. Took out a couple walls, closed in the porch and made it a foyer, and a walk in closet. Sold it 2 years later for 46,500. The house was like 850 sf. Really small.

I had only been in construction for 3 years at that point but with the help of my brother in laws we did every bit of the work. We worked our normal job every day then at night worked on my house. Weekends, every bit of spare time was spent on the house. It took us almost 6 months to do it. Once we put the house on the market, The house was on the market for about 6 hours and a younger couple looked at it twice in one day. They bought it the next day.

That was my first flip.

My name is Steve Lockwood. I am 32 I work for a construction company as an estimator/Manager. We specialize in Fire damaged homes. I have been doing this for 14 years. I am married to my best friend. She is a tremendous help in our flips. We have 2 kids.

I have flipped 3 homes on my own and I an currently fixing my fourth flip. I would love to do at least 2-3 flips a year. Just now learning about the ins and outs of Real Estate. Bigger pockets is going to help my dreams become a reality.
