As others have said you should get a plumber to help you with this. Make sure you speak to a few first to get an idea of what it could cost.

Do spend a lot on the maintenance of this unit Tiffany?

The tenants pay for the gas and electric.

Yes I have heard quite a lot of debate on these however after speaking with a few contractors and consulting some websites for advice it seems that due to being such a small place and having only a couple of people the demand is quite low therefore it would be efficient to get one.

Im speaking with a local contractor I know and they are proving to be very helpful as well. Also taking on your advice about electric, I want to have as effective an energy efficiency rating as possible.

One of my rentals has an old tank heater which I am looking to replace with a tankless model as its quite a small place. Does anyone here have experience with these units or any recommendations?
