It's not realtor specific but I like highrise. Pretty simple to use and there are tons of other SaaS products that can integrate with it. Highrisehq.com

That's a shame. Unfortunately it wont be the last time it happens but higher EMD amounts make those situations much more palatable.

I haven't seen too many that are appealing. For the most part they seem to be as you described. It will be interesting to see if sellers respond better to a more professional site rather than the amateur hour ones that currently seem to dominate the space.

I know a couple people who have built car washes and what you say is pretty much true. The initial costs are pretty staggering with impact fees, construction costs, etc. The hours they spend at the car washes aren't too bad, but only because they have guys who handle the day to day repairs and collections for them.

In the end i'd say car washes are less passive than real estate but they can throw off a nice chunk of change. Same thing can be said about coin laundry facilities.

If you're wealthy enough - I suppose anything can be pretty passive.

Just wanted to reiterate the comments about the vending machines. I know a few people who have gotten involved in this and while it gives them a decent little income it sounds like a horrible business. Mind numbing to have to go stock machines all week.

7 forms of passive income sounds excellent, but I can't think of too many things that are truly passive.

As stated above the remediation companies charge for fear. For mold to grow you need a source of water and a nice humid place to let the mold grow.

Tear out the drywall, let everything air out with fans, and then replace any water damaged items and you'll be fine. I've done this a handful of times and have passed "professional" air quality tests looking for mold.
