Just curious as to why your selling your SFR instead of sticking with Your long term buy and hold strategy? Is it your cashing out to take some profits or moving from SFR to multi-families?! Good luck!

I’ve heard it’s a good area to invest and know an investor in St Pete who has starting buying in Huntsville now that ST Pete prices are way up. Good paying high tech jobs there too like Raytheon.
My PM retired in December. I thought I found a good replacement but it seems realtors who also try to do PM don’t prioritize PM clients. Anyone know a good PM in the St Petersburg Gulfport Florida area? Thanks

Post: Stay away from house on main road??

I own a SFH on main road double yellow line in St Pete probably C+ area and I never have a problem renting it... we just put a sign out front. I have a tall wooden fence around the back which helps. I have heard comments from families with little kids not interested after seeing the traffic. However, given the hot economy I’m thinking selling taking my profit find something off main road. I’m trying figure out if holding my SFH in St Pete on main road near nice beaches and growing city of St Pete is better or buying a nice condo in a nicer area off main road with Good schools near Tampa is better in long run!

I bought 10 Rentals in the last 6 years in Tampa st Pete. I’ve done well partially by luck with prices very low back then and I had a good PM. I’ve learned a lot and my best advice is be very careful in most of South St Pete the prices are great but you need a great PM to manage in most of that area. The cash flow is very good in south st Pete but Rents are harder to collect and The homes are older and tend to require more repairs. I prefer n st Pete or other towns near Tampa with better neighborhoods it’s less cash flow but tenants tend be much better and they pay auto deposit and my appreciation has been better. Good luck. I have a couple of rentals in Gulfport and N St Pete I bought in 2012 which have a small positive Cash flow and have appreciated in value a decent amount. I don’t live in the area and the tenants I’ve had so far haven’t been great paying late and some damage. rents keep going up which has helped with cash flow and repairs. Given the run up in prices is it time to cash out some profits to pay down mortgages on my other rentals to prepare for a possible slow down or do people feel that area is a great long term investment for appreciation? 2/1 sounds too small but if you can get a 2/2 people sharing like their own bathrooms. I have two 2/2 villas in Tampa area that do well in a B+ nice area with retired couples that take care of them. I sacrifice some cash flow with HOA but for me it’s worth it for the nicer area and usually better tenants. I have a 3/2 home in a C/C+ area near St Pete and turnover is higher and both recent tenants with kids left it a mess after leaving which ate into my cash flow. My preference now is to look in better areas with good schools over pure cash flow but still make sure cash flow is positive and decent. Good luck!

Thanks for the DST idea I'll look into it. Yes I bought all 5 rentals back in 2011-2014. Sounds like I can exchange 1 for 2 but I'd have to find 2 quickly in good areas so I'd rather exchange for 1 in a better area. Steve
