We self manage our properties, but we provide maintenance work for others rentals and pretty much all the property managers around here are mediocre.  I wish I had better news but this has been my experience in talking with other landlords who do use them or have in the past.

 Things like that I generally put on the tenant, you just need to state as much in the lease.  Also showing them how to do it and where its all located during move in walk through and it being on the move in check list that everyone signs.   I know alot of people are charging 30-40 bucks a month around here and that covers the supplies to do the furnace and fridge filter but its still on the tenant to actually do the labor part.

Hey all,

  My name is Steve Johnson and I am a Landlord and house flipper.  I also own a company with my brother, I Gotta Guy KC that does handyman and remodel work.  From clogged drains and leaky faucets to ceiling fan installation, fences, painting up to small kitchen and bath remodels there isn't much we can't do. If we can't do it I'll definitely say,  "nope". Burned my *** too many times lol.

I am here to learn new strategies and take part in discussion regarding landlording and home improvement.   I'm also here to give my knowledge to others from my experience as a landlord and maintaining and improving homes.
