I’m looking at setting up an LLC for a property I just bought and want to talk through some questions with an attorney. I’m in Durham, NC. Any recommendations?
Are year-long contracts pretty typical? I’m not a big fan of contracts that limit my ability to fire a vendor.
I have a tenant who on several occasions has put things down drains or a toilet that has caused clogs. This latest clog cost about $500 to fix. I’m considering adding an addendum to the lease to cover these types of situations since the original lease, provided by my realtor, doesn’t cover it. Furthermore, I want to negotiate out lawn care giving the cost to me. I’ll discount the lease a bit to help. Has anyone added an addendum to a lease during the lease period? What was the tenant’s reaction?

We're getting ready to list a property on AirBnB. We haven't bought a TV yet.  Their cheap, but we're still trying to keep our costs down because of the renovations we've done. How essential are TVs in AirBnBs?

I'm in the market for a property manager for an SFH I own in southern CT. Has or does anyone use Real Property Management Southern CT? If so, what has your experience been with them?

Thanks @Ashish Acharya.  While we certainly have the new property insured because it's primary use is for short term rentals my primary insurance company won't cover it. As a result, I'm not able to get an umbrella policy through them because they want all of my properties insured by their company. I haven't really checked out a lot of other carriers, but I wouldn't be surprised if they have the same stipulation.
