Thank you all for the responses and feedback. My first step needs to be acquisition and finding a place. Then depending on the condition I'll have to figure out the financing (HML, 203K, conventional).

Hello BPers,

I was hoping to get some advice around Live in BRRR strategy or Buy, Rehab, Live, Refinance (BRLR)!

We currently own a twin in the Philadelphia suburbs, Conshohocken. With 3 kids we are out growing the house and could use a backyard. My plan is to find an off market fixer upper property in the Conshohocken/Plymouth Meeting area and utilize hard money to acquire and rehab and then move in and refinance. Then rent out the twin. Any advice or tips would be appreciated. Currently reading David Greene's BRRRR book so I'm sure I'll find some tips there as well.

Thanks everyone for your feedback. Steve Babiak I did let Steve from the borough know that it's because she stopped paying for the oil. This tenant has been a nightmare and she is out this month hopefully. Child services informed the borough because she is getting help from them.

Hello,

The Borough of Bridgeport has said I'm in violation of the 2012 Int'l Property Maintenance code because the tenant has no hot water. In the lease agreement it specifically states that the tenant is responsible for all utilities. She has no hot water because bills were not paid. Can I push back on this citation? Any help would be appreciated. Thank you.
