@Chris SeveneyI ordered one report on https://www.neighborhoodscout.com to check it out . It does give some great data but would need to verify with a local agent/contractor/property management company etc

What do people use for crime data . Use to be on Zillow but because they are woke ...no longer . Very important to me especially investing out of state

Yes look at moving into one of the units as your primary then the amount is very small down . If it’s a 2 bed then house hack abd rent the other room .

It's best to have boots on the ground who can fill you in on the current market. I also look at what's for rent and compare. Zillow will show you how long listed and how many contacts.

Ho Does BP Rent calculator compare to Rentometer ? I currently have both .. Is it worth it to subscribe to Rentometer if I have access to BP Rent Calculator ?
