Post: Storage facility safety measures

Looking at a small (10,000sf) facility in tertiary market (pop 12,000).  Current owner (lives about 45 mins from facility) really doesn't care much about the property and the reason he is selling is "he doesn't have the time to go there".  When I went to take a look at the property the only security measures he has is a chain link fence with a front gate, which is currently wide open.  He mentioned that he had a problem with break ins.  I took a look and saw very few lights installed and no cameras.

My opinion is that with the proper safety/security measures in place this area is fine.  I was hoping other owners could have some recommendations for how I should look at securing this facility knowing break ins have happened here in the past.

Much appreciated.  All the best.

@Shafi Noss

I recently moved to a new city and decided to drive for Uber. Not only has driving for Uber taken me to all the areas and neighborhoods, but the amount of info I’ve gotten from locals in the back has been amazingly valuable.

Looking at acquiring a vacant SS facility.  It was poorly managed and pretty much abandoned and there are no kept records.  What is my liability for the current stuff that are in the units?

@Danny Randazzo

Hello, I just moved to Charleston this past week.  What is the frequency of this meet up?  Also does it have a specific date that it's held (IE "First Friday of each month" or something like that)?  Just looking to put it on my calendar to make sure I make the June meeting.  Thanks.

All the best,

Steve

@Brandon Hobbs

I would be looking at acquisition/value add opportunities.  I have some experience on the development side but I'm making a stronger effort to look at the acquisition market this year.

I will be moving to Charleston SC in a few weeks (from Connecticut) but I was thinking more of the rural sections of South Carolina, North Carolina and Georgia.

I have read that for determining equilibrium a good rule of thumb is to use an avg of somewhere between 7-8 sq ft of self storage per person within the radius you are analyzing.  However we all know each market is very different.

In analyzing small towns in more rural areas what number do people suggest using (or do they use when doing their analyzation)?

Thanks in advance.
