Oak Lawn is probably a "B" area but it just seems to be really over priced.

HI and welcome.  I grew up in Chicago and have always liked Illinois.  

This is a great site with lots of resources.  

Are you looking specifically in Peoria?  I like realtor.com for a view of the mls, then zillow and Craigs list for rental info.

By the way, I have recently been considering Peoria.  How has it been for you?

Yes.   Try them all out.   And actually, the BP calculators can crunch them all for you so you can compare.

Analyze 3 deals a day (@Brandon Turner probably said that before) and let that be your guide to digging into what ever question you uncover.

Seems like there are a lot of markets in the cyclical high right now, some might even say we are back in a bubble situation.    Probably a great time to be a seller.   And a good time for buyers to do a lot of homework.

Try running it through the rental property calculator in the tool section.   Seems like your expenses should total $962 and net should be $38.
