FYI there's no such thing as a GC license in OK

Although, a GC does pull the building permit downtown and must have general liability insurance and Workmans Comp on file or a waiver on a file which says that he has 0 employees

I have an opportunity to invest in two homes which I already own free and clear.

If you'd like more details, don't hesitate to pm me or call me.

The investment is paying 9 % over a 6 year term and is well secured.

I'm going to guess you'd pay no more than $800 annually for the property you used in your example

Let me know how it goes

I'll be there tonight more to see the people I've come to know by attending regularly and to meet others that I may not know..... Yet!

No intention of buying anything no matter how hard the sell. I've found that I always get something from the pitches that inspires me in someway, to try harder or research further into what they touch on just enough to make it sound like anybody could do it .... In their sleep!

I'm using him again on a seller finance deal that I am closing at his office. I am preparing my land trust docs, the note and mortgage.

His office is updating the abstract, issuing title insurance, preparing the deed, and sending all the necessary documents to the out of state seller for notarized signatures.

We'll see what it ends up costing me, but I am no doubt saving $ by bringing some of the docs.

I am paying all closing costs on this one, but the seller is taking $2,500 down and carrying 31.5K @ 4% on a ten year term.

This is my first "creative financing " deal !

I use David Dryer and Associates.

He has an in-house title Company (True Title and Escrow) and can handle everything from title insurance, abstracting , etc, etc.

Just give his office a call and give him the details of the transaction.
