I have been watching the West Texas markets for about a year now preparing for my first investment property and watching the podcasts and studying on here. From what you've said this sounds like a perfect situation for you! I'm a little less handy and don't care for the construction side of things so my plan is to buy duplex/fourplex's (they can be financed conventionally the same way as a sfh) and "househack" that way... I actually moved to Lubbock from Midland to do this because the market here works better for this and the economy was killing me in Midland! Best of luck to you and keep us updated along the way!

Anyone have any recommendations on the best investor friendly VA lender?
Working on financing a special property and could use some advice myself... The property in question has a main house that I would be occupying and 3 rental units, a duplex and a sfr, in front on 8 acres. The total current rental income from the long term renters under fresh 1 year leases is greater than even the worst case scenario mortgage payment. I am wondering if this can be considered a quad purchase in that it has 4 units on the property and I would be occupying one. Anyone have any lead on an investor friendly va lender?

There is a Lubbock REIA that meets the last Tuesday of the month. I haven't made it to a meeting yet but am planning on going to my first this month. I am in about the same position here and just looking to network with other investors to find the best small Multi-Family property to start out with. Jeff Smith any comment?

Austin Dustin and Nick, I am new and been going through some rough times as well and have been thinking of trying to find or even set up a weekly bible study maybe at lunch one day during the week... I am not the strongest spiritually lately either but if y'all are interested pm me and lets see if we cant set something up and maybe lean on each other in our real estate and our spiritual walks!
