Most deals will work out great on an FHA loan because of the little money down. Some people rent rooms out to cash flow or at least help in the first year. Based on what you have here ( I didn't see PMI) it looks like your Mortgage payment will be around $534 a month. If you can rent for $1,100 a month that is healthy cash flow in my opinion.

I'm hoping you have already got your license by now. If not, I know they have classes at Realtors Association of Indian River County.

MLS I'm having quite a time finding anything I can make a deal on here. Problem is there is a lot of money in Vero Beach and investors don't mind paying a little more to play in their backyard espically when they aren't pressed for the cash. So far everything I've found has been off the MLS. I found my first investment as a realtor but I couldn't find an investor that wanted it so I bought it myself.
