But depending on what your goals are, areas like Cary, parts of Durham, and even other parts of Chatham county are great buy and hold opportunities. Would love to chat and connect you to some more folks in the area who are BRRRing and sourcing deals! You're right, having the right contacts is crucial to be in this Triangle market, especially in Chapel Hill and even Raleigh.

Hey Matthew, Raleigh local here as well! I agree with a lot of the other post-ers: your problems aren't bad problems, but I'm glad you're getting some time to reassess your goals a bit as you're thinking about selling. 

Personally, I would try to keep what properties I can, but if you do sell I would definitely study the next market you jump into and have good resources there if it's long distance.

Agreed. For a roofing repair of that size, $7900 seems close to the high-mid range for some of the projects we've done recently in NC.
