Also just analyzing a new construction property with lower builder rate offer of 4.875% if FHA. All calculations suggest great investment for 4 bed 3 bath in good school zone, however once the tax estimator goes from $2200 to $9500 due to lose of tax credit from not being a primary residence it hard to see how to get property in SC. How does any investment work in SC?

Agent just alerted me to the new Maryland HB693 bill that went into effect Oct. 1 2024 limiting security deposits to 1 months rent. Prior to Oct 1, we just signed an ew lease with an existing tenant that maintained a security deposit of more than 1 months rent but less than 2 month rent which was the previous limit. Anyone dealing with this new bill conflicting with existing lease? Limited info online.

I see the one you referred to is 2013 I also found notice FHEO Notice: FHEO-2020-01. Assuming this is more current. I’m just surprised there is not a service to perform confirmation of these animals that take some of the guesswork out of the process. Why would pet screener only be offered to properties that don’t have a no pets clause?

I contacted pet screener mentioned and they tell me their service is not available to tenants that have a no pet rule. This service has been referred by many in this community and would love to gain access to verify an ESA application. Anyone know of similar service I could send an application through to verify??? Help!
