Newbie my self , but I'm in Nashville not to far I am looking for deals and anyone who would like to partner up. 

I have a mobile home park in Florence, Alabama. It sits on 35 acres and has 35 units, but has the space fore more. All fully rented at 17,00 in income, also have 2 on staff members both salaries combined are 5500 a month and they handle  all of the property maintenance. Asking price is 1.25 million! All the numbers i have run look good but im  not that experienced so im sure im missing something. I am looking for a partner to go in with me . A investor to help with the funding, or someone experienced that might hink this is a bad deal. Message me for more details.

I would be up for a Nashville meet up ! 

I would put in 80% that is the minimum and its probably going to be higher efficiency then what you have now. If you go to a 90% or more you would have to change flue piping and that would cost more in labor and for the equipment.
