So the question is ..as a investor  that is looking to build a portfolio of buy and hold , in a market that appears to be kinda at a peak does it make since to take advantage of low interest rates or be patient for a decline ? Buy low sell high !! But if your unsure about the market do you go for it or wait? Curious ???

I really don't have a certain area I am in love with . I am north of Nashville in White House, Hendersonville area. I do like east Nashville, Charlotte pike area but it looks like the price point might be a bit much unless I can get real creative. Memphis definately has some attractive prices I'm just concerned with managing long distance especially with no experience.

No I haven't , I did have a property the I had inherited that I did some work on and sold, but never been through the full process of a flip.
