We search sites like Zillow, trulia, etc. Anything with mls. Then we look up the parcel in our counties public records and find prices, layouts, owners, etc. Occasionally..... we FB the owner. (such a dark and dirty tool). If everything pans out online, we do a drive by. Well, we park, and if it looks empty, we snoop. You can tell an awful lot by doing a walk around. If it checks out, we go from there.

We know our market, and whats happening locally. That's the key to the deal.
