Hi All,

My wife and I will be moving to Oregon soon and are looking into starting a type of Airbnb. I read in the Oregon legislature, 

“Cottage Clusters. A “cottage cluster” is a group of four or more detached housing units not larger than 900 square feet that share a common courtyard.26 By June 30, 2021, the Portland Metropolitan area and cities with a population greater than 25,000 must allow cottage clusters on land zoned for residential use within the urban growth boundary.” 

So if I understand this correctly, as long as I’m within the urban growth boundary in a city with more than 25,000 people, I can use a residential-zoned lot to build 4 or more detached housing units as long as they’re less than 900 sq ft and share a common courtyard?

does anyone know anything that I’m missing that would prevent me from turning this sort of setup into an Airbnb?

Something like this...I read through the ordinances and they do not directly address units like this

But yes, I'd like to maximize doors on a single property.

@Jason Kudo thanks for the input. So yurts are out. I'm still interested in the short term rental market out there though...Do you know if a tiny home on wheels is considered an ADU in San Bernadino County? I know they were just legalized as ADU's in Los Angeles

@Ronnie S. How did the ADU project go? Did you separate the utilities? I'm looking to build an ADU over my garage in Santa Monica as well and contemplating the same thing.

Just listened to an interesting episode of the Bigger Pockets podcast with @josepha and it got me thinking about investing in a section 8 rental properties in more expensive markets, particularly my hometown Los Angeles. The stigma of bad/crazy/poor/drug-using tenants has always deterred me from considering renting to those who have vouchers. But considering the way he does it sounds like a great way to reduce risk. Essentially he rehabs his properties to make them undeniably high quality (not just "good enough" for section 8) in order to generate a huge demand and thus be able to be extremely selective in his tenant screening process. 

I love the idea of being able to provide a nice home that lower-income renters can be truly proud of, and as a result (hopefully) will take care of the place. And then of course, I'll be able to enjoy the benefits of the voucher payment from the Housing Authority. 

I'm curious if anyone in the Los Angeles area has employed this strategy? With the Voucher Payment Standards in LA, I figure I'd need to find a 3 bedroom property with an ARV of around 280,000.

Would love to connect with anyone who has experience with this!!

Hi There,

New to the community and newly obsessed with the idea of making our way towards financial freedom via BRRRR. My wife and I are looking to start our real estate ventures in Joshua Tree. We live in Los Angeles and are looking to connect with experienced contractors, lenders, realtors and property managers in the Joshua Tree area.

We are looking for a small studio or two bedroom fixer upper. Must have water, power and septic. Also will need to be on a big enough parcel to build a series of glamping yurts. Our idea is to owner occupy during the rehab and airbnb set-up before handing it off to a property manager. We'd love to get started as soon as possible and can't wait to connect with people in the area!
