Hi folks,

I'm a "hands-on" landlord with five units in Riverside, CA. My manager will soon retire; I'm looking for one to replace her but all I'm finding are full service managers who want to charge top dollar and have contractors fix every little thing that breaks. Needless to say, that's a very expensive way to go when I could do most of the repairs myself or have a handyman do it for a lot less. Yep, I'm all about keeping money in my own pocket to the extent that I can. Does anyone know of a property manager who will work with me so I'm still very much "hands on" with my property?

Thanks Damasco, it's not an inside tip but something I read in one of the online newspapers so it's public knowledge. Anyway, thank you for your response.

No, this isn't a joke. Word has it that the money men are coming to this (quite frankly, nasty) area to turn it into a a resort. Yes, I've heard it many times before; anyone who's been there will know why I refer to the area as "nasty" but has anyone else heard any news about this? When i was there last time lots right by the lakeside were going for about $7000. Let me state this again: It isn't April 1st. Yet.

What people say in that thread sounds very good, but it's a two-year-old thread. Adam's interview with his father (above) should shed more light, I just haven't found time to watch it yet. There's a lot of radio advertising in my area for this company, but outside their own website I've found it hard to find research. Please let me know if you find anything.

There's an older thread on Biggerpockets on NRIA but it's about two years old. More current news/experiences would be helpful.

NRIA are spending a great deal of money advertising and getting their name out there right now; I've tried to research them but can't find anything of value beyond their own website. The returns they promise are high (north of 10% annually), and they've been around for about 15 years. But, can anyone reading this shed any more light on them? They're not a publicly traded company, so how safe are they?
