@Alia Liu clearly Austin aka "Silicon Hills" is the place to be and invest. With Tesla's giga-factory coming to town I highly doubt the Austin market will be slowing down. 5 years from now you'll wish you did.

@Henry Lazerow I'm an agent here in Austin, Tx and I have a full sleeve in the works. I haven't had any push back from it at all. At showings I do wear a long sleeve button up with the sleeves slightly rolled up so it shows a little. As long as you are professional at your work and can get the job done, the ink shouldn't matter. But as we all know there are some old school people who will push back, and not much you can do with that. So I say get the ink, smile at work and sell more houses than the guy next to you without any tattoos.

Hey @Tanner Woolley I'm an investment agent here in Austin and i'd love to help you in your first purchase. Austin has a great market to get into and you can reap the rewards with a quick flip and or even a good rental. If your price point is a little low I would recommend looking into East Austin in a up coming neighborhood. Or even in North Austin like Round Rock and or Leander. All catching the massive appreciation wave that Austin is causing. I'd love to connect and help you out.

Hey Dave if you're looking for cashflow I'd suggest looking up north of Austin in Killeen. Low price points and more tenants than you'll need. Its very hard to get a solid cash flowing property from the start here in Austin. The play here in Austin at the moment is waiting for appreciation. (which has done pretty well for most people here in Austin).

Hey Robert, I'm actually just down the road from you in Austin Tx. The market is hot rn as i'm sure you're aware. When I work with Investors it all comes down to two things.

1. The numbers (Purchase Price, Rehab, ARV/Exit)

2. Location (on the rise zip-codes, near a university, next to a massive TESLA plant being built rn etc..)

Getting both is the goal, but sometimes you gotta maybe settle for one over the other. Right now in Austin its very hard to get a good cash-flowing property, but you can get over that because the market is appreciating like crazy rn. Everybody is moving to Austin it seems. However if you were to invest up in Killeen, further up I-35 you can make good cash-flow but dont count on your property appreciating too much.

@Matthew Malen hey man its good to see you've taken notice of this market boom we have going in the Austin/Greater Austin area. First things first, you gotta have your numbers in order. You gotta know what you're looking for in terms of Purchase Price, Rehab, ARV and what kind of profit margins youre willing to accept. Once you know those its just about finding the property that fits the criteria. Easier said than done. Best bet is to start networking on big FB groups ( I recommend Investor Underground for the Austin area), and find these off market deals. Once you know your buying criteria, then you've found a solid off market deal then you're set. Id advise working with an agent with MLS access, so they can run comps on the property you're thinking of pursuing. Also definitely would be good for you to learn up on rehab/material cost. Your agent should be able to point you in the right direction for some solid general contractors.

Not alot of meat to my response but I believe it lays out a good outline on what needs to be done. It'll at least put your first foot forward in the right direction. Hope it helps!
