@Brandon Harbold Hi Brandon, I'm a newer investor myself with one deal under my belt and working on my 2nd.  I posted about my 1st deal here:

It's certainly been challenging over the last year with no in-person REI meetups. I look forward to them starting up again next year. My favorite resource has been the 'Maryland Investors Network' Facebook group. Lots of good content on this very active group.

Baltimore can be a great cashflow market, but also can be rough on a new investor. I'd recommend joining the Facebook group, 'Maryland Investors Network'. Lots of solid tips and recommendations.

@Peter Scott. File the FTPR if the tenant hasn't paid. Period. Get the ball rolling. Going through this myself. However my hearing date isn't until late March 2021. Sigh.

If you dont want to go to the city court to file you can hire someone to do that & represent you. I recommend Maryland Rent Court Services. They are reasonably priced and very knowledgeable about the process.

Welcome to BP Nate.  My top resource for a new Baltimore investor would be to join the Facebook group, 'Maryland Investors Network'.  I used it extensively while I was completing my 1st deal.   Baltimore is a great cashflow market and you can easily hit $500/mo with a few deals.   I'm always up for a virtual beverage with other engineers :)   PM me when you can.

What is the scope of the rehab?  How much is the contractor going to be doing versus your own sweat equity?  Are you doing any value-add like adding another bed/ bath or AC?  

Most of the potential BRRRR deals that I look at require more rehab money 40-50k, in order to push up the ARV up to fully refi all of your money out.

@Chris Mcdonald Can you share the numbers on the HML? %down, rate, points, term, rehab costs included ? And who did you use?

I may go this route for my next deal.
