 Those are all great counties. There is always rental demand, and being close to Philly is solid. Live in flip would be good, obviously depending on what you can get the home for. One thing to consider if possible is to pay attention to the schools in the area and try to buy in an area with a higher school rating. It’s not the only factor, and I’ve seen flips in every town work, but it generally gets you more $$ in the end.

Hey Marc - as with any town it really depends on location … there are areas that will bring considerably more or less for the exact same home. West Deptford is a good-sized town. Good schools. Riverwinds center and that overall area are great, and a great overall location to Philly as you know. I’ve done a good amount of business there. If I can help feel free to reach out.

@Phillip Repalone Anywhere? I have a few neighborhoods that are decent that have this range, especially if you are willing to do a little work.

I’ve never personally had to do cash for keys but have clients who have run the gamut where that is concerned. There are def properties that are vacant as well, just depends on financing terms, condition of home etc.

Hi @Ben Muska - since it's a house hack I would think you could find something reasonable that is outdated and needs mostly cosmetic updates. Yes the market is pretty crazy right now, but depending on your overall criteria and location there are options. As you probably know you have to be fast on the draw right now. You snooze you lose. You may find a home priced a little high that you can get a deal on - especially in this market if it's been siting on the market for a few weeks sellers might possibly be nervous to get it moving. Especially a vacant property, estate sale, etc. Good luck!
