@Anthony Hidalgo, I’m local to the springs and fellow military guy so I definitely understand your concerns regarding wanting to come back here later on. 

I think you need to decide what’s more important to you. Do you want a house in SATX now or do you want to retire in Colorado. If it’s more important that you live in Colorado I would find a rental in SATX and just eat the negative cash flow you’d have in Colorado Springs. Your other homes will be able to offset that negative number. 

If I was in your shoes the other thing I would consider is selling off the other Colorado home - if that’s at all feasible. However, if you do buy a house in SATX you will most likely have the same problem in a few years, that the rent won’t cover the mortgage- unless you find a screaming deal. 

All in all, I’d probably just rent in SATX so you have a baller place in CO you can come back to when you retire.

I’m looking for a referral to a CPA who specializes in Real Estate Investing (local to Colorado / Denver / Colorado Springs)

I have 5 homes and have decent W2 job. I track my income and expenses meticulously and am looking for someone who can help me navigate the tax laws with the biggest bang for my buck. 

Alex, @Mark Kong is an Army vet who is doing assisted living in CA I believe. He was in the Springs, but I’m not sure if he moved or PCS’d. 

I’m an AD Army guy (with a medical background) and have been looking into assisted living. Have you listened to the BP podcasts on the topics?


I have funding available but haven’t pulled the trigger quite yet.

I am an Army Physician Assistant (aka Doctor Helper). My hard money lender is offering to fund 100% of my next deal. I have used him 3x before so he's exceptionally trustworthy - however, do you see any downsides with 100% project funding?

@Jessica Hoffman I am an Active Duty Army Officer and also located in Colorado Springs. I would recommend looking into Trophy Point Investing. They are former active duty army guys who now fund other Active/Retired Army officer's deals. 

I have done 3 hard money loans with them and then ultimately refinanced to conventional mortgages. They also offer DSCR loans so if you're interested in going down that route, they are a one-stop shop.

I’ve bought 5 houses in Colorado Springs,  Colorado since 2020. (4 of which are investment properties, and my 5th house is my primary residence which I will turn into an investment property when I move with the military. 

Jordan Cassalia is my go to agent for a number of reasons. But above all else is she gets the job done quickly and efficiently. I have recommended her to a number of friends and she has helped them purchase amazing homes.

I suppose previously escrow had been set up and contract was given to me to sign. 

Maybe I’m over thinking! Just want to make sure I don’t screw up.

My neighbor has endorsed that she wants to sell her house to me. Which I would love to buy. We have worked out the purchase price of $300k. She doesn’t want to work with a realtor and I’m not sure I really need one.

I have bought a number of houses from wholesalers so I’m familiar with the process. Offer agreement, purchase agreement, entering escrow, etc. 

Does anyone have a good resource on steps to follow? I have copies of my previous offer / purchase contracts so I will use them for templates. I also have a couple title companies I like who I’ve used in the past. 

I don’t plan on getting an inspection and I will be using a hard money lender so I’ve got that covered. 

Am I missing anything?
