Buying a house without a realtor

My neighbor has endorsed that she wants to sell her house to me. Which I would love to buy. We have worked out the purchase price of $300k. She doesn’t want to work with a realtor and I’m not sure I really need one.

I have bought a number of houses from wholesalers so I’m familiar with the process. Offer agreement, purchase agreement, entering escrow, etc. 

Does anyone have a good resource on steps to follow? I have copies of my previous offer / purchase contracts so I will use them for templates. I also have a couple title companies I like who I’ve used in the past. 

I don’t plan on getting an inspection and I will be using a hard money lender so I’ve got that covered. 

Am I missing anything?
