@Melissa Robbins then you may still have to pay the 15-20k off asking price to include that repair. It really doesn't look terrible, the contractors bid things to make money and not gamble. At this point, I hope you keep it and I wish you the best of luck.

@Melissa Robbins I had this same issue on my house. Those horizontal stops of wood are probably holding moisture and it is rotting the wood. I used "z flashing" and painted it the same color as the siding, no horizontal trim. I would hope the contractors would have some idea on how to let that water shed in that situation.

When you rip off rotten wood, you don't really know what is behind it and how much has rotted away.. That's more than likely why the bids are a little higher.

Hello BP friends, I found a deal that would be great for short term rentals, this would be my first time analyzing the deal and I do not want to over think it as well as leave anything out.

I have checked the air dna web page and have a general idea on what to expect from an established rental.

I also have gotten an insurance quote. I have read on the Airbnb page about their insurance but will I need to insure the property in addition to the provided coverage from Airbnb?

Ive seen on other discussions to expect to pay around 5% of the booking on fees, how accurate is this?

How much would you estimate to furnish the apartment/house? What is the middle and high end costs? Themes or neutral?

@Rob Bianco an easy way to check the toilet is to add food coloring to the tank when it's full and hasn't been flushed in the last few minutes. Check for seeping color into the toilet bowl. Instant results.

@Victor S. That's exactly what I was thinking. The waterproofing is a bandaid that will require more attention later. The best way, as stated before me, is to remove the water then still apply waterproofing sealant. I like poly wall sealing products.

A not so cost effective way to fix this is to trench the perimeter of the building in the problem area add 3/4 clean stone then add French drain piping which is like a 4 inch corrugated pipe with holes and felt paper around the pipe. Run this to your sump or even better run a leeching field. Depends on your area but you can use the same design like in the picture posted above.

@Kimberly Carver good luck, sounds like your are doing everything you can and more.

@Kimberly Carver sounds like the new equipment just needs to be repaired. Most contractors might want to run after you tell them the background story. The company that installed the new unit should be the ones coming back to fix it but I dont think they are going to do so any time soon. Another contractor should be able to fix it for you. I believe you said the person that came over last night didn't want to mess up your warranty. Any chance you can call them back and explain to them you don't have a warranty and the other company isn't taking your calls?

@Greg Harris there is a new system installed now. I would bet it's a plugged filter drier due to poor purging while brazing.

@Kimberly Carver I saw the window unit issues. They make portable ac units that have a 3-4 inch flex hose exhaust. The water would need to be emptied from the reservoir. They make window kits to have these securely mounted and burglar proof. At least this could be done in the bedroom for sleeping. I'm not convinced this would make your tennant happy but it's a decent option.
