 I'll save you all the trouble. Go to FlipwithRick on Youtube, and he has a free wholesale course and all of his content on high-quality, value-packed content. Go binge, watch everything on his channel, and get the book "If you can't wholesale after this, then I've got nothing for you" You don't need to spend that 6k unless you have another 6k+ to go towards marketing and operation. Pull a list from the county you're in or where ever your market is; use Batchleads, https://geopointdata.com/, Listsource. Skiptracing: Batchskiptracing, SkipGenie, REISkip- If you got a budget for it, I would send out mailers to a short list. Figure out the best strategy for you, not every body is going to want to cold call, but I recommend it. Whichever strategy you use, stick to it for six months to get traction.  I hope this helped. 

@Stephen E Drew Hi Steven and to all those people who are struggling to get started and not knowing what to do. My suggestion is to hire a personal coach. Hire someone to work with you and hold you accountable for your actions. It is not a lack of information that is missing. Many people have posted that all the information you could possibly ever want, and more, is freely available on Youtube and in other places. The problem is the lack of action.

I have met many people over my career that have great intentions and do nothing about them. Dreaming is great while you are sleeping, but what are you actually doing during your waking hours toward realizing your goals? Do you have a detailed plan and have you committed to working on your plan?

Taking action is also the best way to learn new skills. You can watch all the videos you want and attend all the courses you could ever find, but without action, it is all just information. Paralysis by analysis.

Hire a good coach and let them lead you along your journey and watch what happens. If you truly want to change your way of doing things then invest in yourself and hire a coach. I know from experience, both as a coach and as a student the real value a coach can bring and if you think you cannot afford one then I suggest thinking about what it is costing you not to live to your full potential. How many of your sports idols don't have a coach? I would suggest none. Hire a coach and you give yourself a better chance of success.

My advise, the same I gave to the OP, do a wholesale deal dry run. Pick a property for sale on Zillow and go through the motions as if this was a live deal. Run the comps, come up with an offer number based on repair estimates (use the listing photos to assess condition) and ARV. Write up a contract. If you dont know where to find one thats a gap, if you dont know how to fill one out thats another gap. Have a mock negotiation with the seller, what points will you use to justify your offer price? Assume seller agrees to your offer. What investor friendly title company will you be sending the contract to? Dont have one? Another gap. Which buyers will you be pushing the deal out to? Dont have any? Another gap! This process will show you exactly where the gaps are so you know what you need to know or what resources you need to collect.The Youtube gurus make it look so easy right? They make you feel like you can go and get started today! Until you do this exercise and realize you have no clue what the actual steps are. Thats whats so helpful about my exercise! It helps you identify the specific gaps in your knowledge so you can focus on learning those steps/gathering that missing information. Hope this helps you!

Hey @Stephen E Drew - I personally have a disdain for any real estate course, because all the information can already be found online if you do a bit of digging. However, I know that different people learn differently and maybe you could get some value from being in the community (e.g. for accountability). 

In terms of pulling lists and other methods... that's the $1B question haha! If everyone knew the secret sauce, we'd all be doing it. What I do know is that different strategies have worked with different people, at different times. I know a wholesaling father & son duo that invest & wholesale around 100 homes a year, they say the same thing: I have no idea what works. Whenever they see some traction or success in a particular vertical, they dump more money into that method. For example, in 2020 it was mailers for them, then in 2021 it was cold calling, then it was mailers again for 6 months, and now they're focusing on SEO (which was a focus back in 2019). 

Everything works.

@Stephen E Drew, I have been involved in RE for a while, but I am now trying to delve into Wholesaling, and I am looking myself to the WI course (Brent's course). After watching too many videos, working here and there with some local wholesalers, and still juggling a 9-5 and family, I want to get directed by someone that has been there and done it from scratch to where I want to be. The idea is to cut down the learning curve to a minimum.

Just wanted to offer my two cents. A "small" investment might help you jump "years" of trial and error. Having a mentor that can meet with you and tell you what your next step should be is invaluable. The tons of free content will not give you that. Having a mentor you can speak with as to assess whether your move is the right one before you get into a lot of potential legal issues is invaluable. No book or videos will give you that, and at the end of the day, I am sure with your fist deal you can end up getting your investment back. That is what I said "small" investment at the beginning of my paragraph.

By the way, I am not associated with WI or Brent. I am actually looking for a mentorship at the moment, and I certainly could be focusing somewhere else. However, I saw the commitment and similar road you are in and wanted to pitch in.

@Stephen E Drew, dude watch 100+ wholesale vids on YouTube before dropping $6,800 on a course haha. That money can surely be allocated to a higher use than purchasing a wholesaling course. All of the questions you just asked can be found in a Google search.  I've posted this ad nauseam, however, wholesaling is a full-time sales business. If you already have a full-time w2 that you enjoy, I advise sticking to that.
