@Matt B. By using this, you no longer require a 3rd party Registered Agent (ex. IncFile, LegalZoom) ? I am looking into more cost friendly options as I am paying for a registered agent service.

Hi BP Fam!

I am in the process of strategizing ways to finance Buy and Hold deals out in the MA area. Currently, I am a managing partner of a multi member LLC. We want to find and understand all the potential creative financing strategies and how they can be used in an LLC.

So far I've come to the conclusion that private lending or commercial real estate lending may be the only approach that is viable for a multimeter LLC.

Some questions I have is:

- What is the strategy?

- Can it be used for LLCs?

- Can their be 2+ guarantors?

- Does this approach require investor experience (if applicable)?

@James Wise What keeps the other members of the LLC legally binded to the loan if it is only under one persons name? There are some risks for the guarantor that may not be present for the other 2 members.

And I am assuming this would be stated somewhere within the LLC OP Agreement?

Hello BP Fam,

I have an LLC (w/ multiple members) and we are looking for BRRRR or turnkey properties to start. I wanted to know what methods or approaches you all have used when financing rental property deals. Please include what are the requirements to qualify for said loan. We have done research on pretty much every loan type, but we ideally would like to know how to funnel through our LLC.

I have also read some people have went the conventional route and switched over to a commercial loan (if anyone knows this process, I'd be interested in hearing more!).

    @Joanne Tsai I’ve seen a slight increase in invetory but prices are still near highs (Boston area). Just being patient at this point until I see something worthwhile!

    I'm looking to start my journey in the rental property and BRRRR realm. Would you recommend finding a mentor within industry ? And if so how and where are you able to find one? I've been looking on BP and Facebook but cannot seem to find anyone willing to participate in mentorship?
