I would buy in Toledo strictly for cash flow. You can find houses here for $30-50k that rent for $800 or more. Let's say you buy 4 houses for $30k each. You have $30k in reserves and you're revenue per month is already $3200. Then you can bump up your rents and sell to another investor from out of state just getting started.

Hey Darcy. I was in the same position as you not too long ago and I still ask myself the same questions. Just focus on one thing and that is acquiring your first purchase. If I were you I'd be looking off market and making calls and using fastpeoplesearch.com to find their numbers. Look for out of state owners and landlords... tell them you're breaking into the industry.

Don't know much about Louisville. Overall has it been growing or is it growing in just certain locations such as my market here?

I've heard wonderful things about airbnb here. It gets very dry during the off season but I've heard people making bank along the lake erie coast. Only issue is managing the property if you aren't managing yourself.

A lot of people are overlooking the Ohio markets. I'd recommend any Ohio city with more than 100,000 in population.
