House hack where you are FIRST and then consider coming down into our market as well and I'll show you around! ;)

I would invest into an apartment syndication deal or use your money as a private investor for someone's deals. Feel free to reach out if you need some connections in this space.

I've heard mixed reviews about Detroit and many of our clients have come down from that market because Toledo tends to perform better from a safety and quality standpoint, with just as great of cash flow. I'd be happy to discuss more in depth.

Yes sir. So many people going through the same situations. I'll be honest I've been struggling with mental health recently and not making any commission is also affecting me. Peaks and valleys though, that's the game, and there are so many people going through worse situations. We are blessed to even be in real estate.

@Stephen Brown I am in a similar position and curious about your answer. Why do you recommend syndications first? Thank you in advance! JW

I see a lot of people start in single family and hate it. It's a slower game and doesn't align with their goals. If you are trying to get freedom fast, I would learn from someone going at a much faster pace and go for the ride. I'd be happy to share more.

Vivan, you should consider investing into syndications and then learning from the GP. Stay on route with them and then join them in the future and become a GP if your goal is to become a larger real estate investor. Message me and I can get you in touch with some folks.

Not sure if a whole life policy is where you should start, but you have a great idea by borrowing money. Let's link up for a call if you'd like.

I am wondering if there is a mastermind or accountability group centered around younger individuals investing in real estate? If there's not, I'm wondering if anyone would like to start one with me. Essentially, I believe it would be cool to create a small group where we motivate each other and check up on our goals each week via video call.

It is never too late and completely doable. I think you could easily do it if you buy right and in the right market. I would also say try to find some private money.

I personally like the midwest and I've been looking at Michigan for out of state properties however my city is great. You can still find on market turnkey deals here. I'd be happy to discuss more. The other market I am considering is Grand Rapids, MI.

What are turnkey deals? Those are cash flowing rental properties, correct?

Yessir! Not a lot of rehab needed either. Just buy and earn!
