Who has recommendations for good and trustworthy HML?

Anybody have experience with Lima one capital or know if they'll lend to individual's or just LLC's?

Anyone have experience with Lending One? Loans to individuals or just LLC's?

Interested in both short term fix and flip and long term (15-30 year rental) loans.

The BRRRR method of investing sounds great and I've been doing research on it to understand as much as I can about it. The one thing that keeps confusing me and makes me think its nearly impossible is the 3rd R, Refinance. The reason it seems so difficult is because there's no way my debt-to-income ratio would justify the loans required from banks to refinance. I wouldn't be able to BRRRR more than one or two properties. Is that just the end until my income goes up eventually through real estate? or am I missing something?

I'm wondering how other investors have found reliable and honest HML and what the best strategy is. I do have some experience in real estate and have flipped one house. What is the best way to find a HML and does anyone have any recommendations of reliable HML? Thanks in advance!

@Thayer Hood it’s one of the best real estate books I’ve ever read. It’s really meaty but very insightful. Matt is a genius. I highly recommend it.
