The same way you wholesale houses, but you have to develop and market to the investors that want these type of properties. You can go to this website and place an ad in the appropriate area for this type of property. There are other websites you can do the same that cater to investors.

First you need to see if there is any info online you can get access to for free. Here in Orange county Florida I can get basic info of who is the deceased name. Then I go to the assessors website to see if that person owns any property. Then if they do I do my research to see if the property is worth going after (ARV, loans, Schools, etc). If it is then I have to go down to the courthouse to look for who is the Personal REP (PR). that is the person I need to contact about the property. I cannot get access to this info online unless I am a member of the family or their attorney. That is why I have to go downtown to the county courthouse to get the PR info. Then I do my research of how to get in contact that the PR and then send them a personal letter. I don't know how it works in your county but you need to ask.

Yes you have to do your own due dilligence but that was not the question. The question was where do you find these deals. But my very best method is to market directly to the owners.

Yes start off with the assessors website to find the owner name. If is a person, then I use beenverified (dot) com to find the owners latest address, emails, phone numbers and relatatives. That gives me all that I need to contact the owner.

Who said you can't wholesale an owner financing deal? As long as the contract is assignable, then you can.
