@Frank Patalano I do and I don't like where I live and that is why I'd like to move. Also if I increase the amount taken out on my HELOC, then that just adds to the current bills. I could cash out refi, but then I lose out on my sweet 3.125 APR. I'm still very new to REI, so I don't feel so bad about waiting a little and finding a good place for my family first. Both my wife and I will feel better about it that way.

@Frank Patalano what's holding me back at this point in time from making my first deal is lack of capital. I'm looking to downsize from current large home on acreage to something more reasonable. I am married with our fourth child on the way and want to be careful with our first deal. My wife also has some student loans and a car payment we could make disappear with buying a smaller place. I bought our current home at the end of 2009 and it has appreciated quite well - approximately by 125% or so. We live in the Spokane/Coeur d'alene area and at least most of the deals on the MLS don't make much sense and they fly off the market so fast! I'm talking about duplexes which is what I'm interested in mostly. Current home value 425000 with 162000 in mortgage and HELOC debt and approx 50000 in student loans/car loan.

@Jens Kuetemeyer I'm new to REI, but looking to get started in the area either flipping or renting this year!

Hello all! I am new to Bigger Pockets and am as green as it gets to real estate investing aside from perusing the many great features and helps of this site! I am interested mostly in single family and multifamily rentals. I have a wife and 3 stepchildren and work as an RN in Spokane, WA. I look forward to learning and doing my first rental!
