We are looking for a make ready team that matches the pricing of our current contractors which is $20-$30 per hour. We have enough work to keep a crew busy for a few weeks, about 7 make readys and the work orders for current tenants are trickling in at a steady pace.  

Any suggestions would be helpful! Our property manager had to quit on Friday due to a family emergency and it has been years since I have personally managed our long terms. I used to frequent Thumbtack and google to find new crews but that ended up poorly 95% of the time regardless of the good reviews.

I will not post about the specifics further on a public forum due to the fraudulent behavior of the laundry company. We are likely going to have to take them to court if what you are saying is true across the board. 

It cannot be the same as the tenant's leases in this situation, or perhaps in the state of Oklahoma, because the laundry co is refusing to pay us until we sign a contract with them.

If anyone has any experience getting out of a laundry service contract or attempting to get out of a laundry service contract please share your experience!

No, the coin operated machines we have are pieces of junk. The existing equipment was there when we purchased the apartments and are owned by a company called Jetz. 

New machines were backordered for months and more expensive than commercial units without coins. We want everything automated. I do not want to have to send anyone to collect clinics and risk the possibility of someone breaking in to even attempt to steal the coins.

Looking for anyone with experience getting out of a laundry service contract. 

It seems bizarre that these contracts can lawfully follow owners. 

I have spoken to a rep from the laundry company and he shared that if units have the option of having an in house washer and dryer then the contract would not be valid. 

Any thoughts would be appreciated!!

Long story short, we are in search of a lock system with key fobs that we can assign to each tenant allowing us to track who is using the laundry room, when and how long.

A local company estimated $3,400 to install such a lock system. We are going to have to install cameras also on top of that cost.

For context, we are not using coin operated.  We purchased commercial washer and dryers and are charging a monthly fee to have access to the laundry room. The laundry equipment has already cost us $6k.

My team and I feel in our bones that there is a less expensive option out there but our research efforts thus far have not brought us an acceptable solution.

Any thoughts?
