Binghamton isn't too far from you, and it's a great market for investors! It's not over-saturated yet, and has a lot of plans for growth. Rochester is my hometown, and I know you'd do well there too!

It can get tough depending on where the properties are, too. I don't hear of too many landlords having issues with students vandalizing, more that they just don't take great care of the apartments. And of course, bad management can kill good investing. 

Sounds like you're well on your way to something great in Jacksonville, but Binghamton will miss you for sure!

We have a passive investor who signs checks and pops in now and then. He's really great to work with; we were very fortunate to find him. 

That's a good idea! If you have a steady income and can bring a decent deal to they bank, that's a great way to start, and to keep going!

It's a ways from you but we have an REI club in Binghamton with a lot of BP members! Also Google shows me this in Williamsville: http://wnyrei.com/ Maybe they have some BP members?
