Hi @Marc Mason I believe this is a standard form that authorizes a managing member of the LLC to enter into a purchase or sale agreement and execute the documents required for closing. My advice is to get a business attorney to ensure you're following all laws and doing everything by the book.

Thanks @Javier Cuevas Santos! I got my real estate license because I have always loved real estate and I wanted to know everything I could about the transaction process. I have a zest for knowledge and I am also very detailed and action oriented and frankly I wanted more control of my future real estate deals. I felt that having a solid understanding of all that goes into listing a home, buying a home and everything in between would be a big benefit. 

Honestly there is a lot to learn, but if you really want to do it don't let the fear hold you back and go for it! However, if you feel like you 'should' do it and aren't really psyched about it, then my advice is don't do it. You can spend your time and energy on more important things - like finding your first deal :)

There are a lot of great agents out there that work hard for their clients, you just have to find the right one and Bigger Pockets is a great place to start!

Hi @Thomas Piersiak I'm also new to investing in Minnesota. I agree with both @Tim Swierczek and @Adam Tafel, they've given excellent advice. From everything I've learned about real estate house hacking is a great way to get into investing. 

I believe you can definitely find a property on the MLS, but my advice is to start thinking about what area in Minnesota you want to invest in and then start doing research on that market.

You should also start thinking about the condition of the property you'd be most comfortable with. For example, do you want something that is move in ready and may just need minor improvements; or would prefer to purchase a distressed property that needs some work, but could potentially yield a higher ROI.

As Adam mentioned, getting your financing in order is a crucial first step as then you will know what you can afford to buy. Once you have that sorted out, then look for a great real estate agent to help you secure your first investment. Good luck to you!
