So next steps? Try to get a compliance while they are not there the 5 days? Can it be done that quickly? Or we have to re-locate them? Or other options??

Hi Mass BP community,

My boss has a SFR (built 1920) that he recently rented to a single guy. Shortly after moving in the tenant mentioned that he has 2 children stay with him 2 days each week (split custody) and their ages are 2 and 4. I'm pretty sure the property has lead and has not been de-leaded. The tenant did sign a lead disclosure form but I would like to get ahead of this if it is going to be a problem. Does anyone have any thoughts on this being an issue if the children only stay there 2 nights a week and it is not their primary residence?

Hello,

My husband and I recently acquired a 3/1 SFR with owner financing that we plan to hold. In order to rent it we are asking a couple of friends or family to help us with a small loan to make the necessary renovations that need to be done. If we are looking for $10,000 what do you suggest for a payback to our friends and over what period of time?

If you ever decide to look at a property here seriously (Fitchburg) please msg me and I can meet up with you and take a look. I've lived here since 2008 and I was a school teacher here so I have a good idea of the city layout in terms of where I would buy and where I wouldn't (personally).

I live in Fitchburg and it's safe enough you just have to do your screening. Try emailing Anwar @ [email protected]. I asked to be put on his buyers list and he works that area.

Welcome Kara! I'm a newbie as well from northern Worcester county but used to live in Malden. I'm also a teacher and did do the whole master's degree thing only to quit 4 years in. Teaching just wasn't what I expected at all. For now I still teach private piano lessons but I'm starting my real estate career and hoping for this to replace that income in 3-5 years. Best of luck but this is a great place to learn so I know you'll love it!

I'm closing on my first one this Friday, a 3/1 SFR. Purchase price $55,000 with $5,000 down and 8% interest rate. The seller is out of state so I found this in craigslist but then saw it also on Zillow as well.

I'm closing on a SFR in Fitchburg for $55K the first week of January. I also live here however so it's my local market. I would suggest if you are going to buy in the Massachusetts 'Gateway' cities (Fall River, Springfield, Lowell, Fitchburg etc) that you talk to or partner with a local so you are aware of the parts of the city that are considered D class and the parts that are safer and more desirable. Good luck on your future first house hack!
