A lot of jobs and schools (universities, hospitals, H&R Block headquarters, Amazon fulfillment center on Kansas side, Hallmark headquarters, Cerner medical tech company with 16k employees)

Didn't get hit as bad as other cities during the recession

I also love it and would live there - that was what sealed the deal

If you're looking for a property where you can drive by, go out 1-2 hours of the bay area and you can find deals. Know some people investing in Modesto, Manteca, and Vacaville who are getting value add properties out there. A lot of the working-class people who work in the Bay Area are commuting from those areas. They want more space for a better price.

It could be! I'm keeping an eye on rentals for 1 and 2 bedrooms and it seems to be going up year over year. For the last few years, I've seen a dip in the fall/winter. If you're looking for yourself, after September will be a good time to look.

You have to make that decision on your own as there are a lot of great places to invest in. Think about your goals (cashflow vs. appreciation) and lifestyle (hands on vs. hands off). They say you can find a deal in your area if you drive out 2 hours. Do some research and peruse the BP forums to figure out what's best for you. Best of luck!

Agreed. I would keep it short and explain all this information on the phone. Let them know your serious in the email and they should get on the phone if they want new business.

I haven't gotten a coach for real estate but I did get one for my marketing business. I doubled my revenue because of it. Agree you can learn a lot on BP. I hired my coach because I had been following him on social media for years and knew that he knew what he was talking about. Would check his references and what he has accomplished in real estate to see if it's worth it.

@Kristen Nguyen Would talk with a business attorney to get as much information as possible. Have a good one in SF who is also in real estate. Best learn all the nuances so you’re protected.
